Who comes out to the job

Concrete Contractors Down the Road

The University of New Haven brings a steady stream of feet onto the sidewalks, steps and driveways of the blocks around it, and slabs like those are what we pour and repair for homeowners here.

Knowing how concrete in town has aged, and what the ground under it does in a freeze, is what lets us price a job right the first time. We take residential and commercial work alike, from a single step to a full driveway.

New concrete

We dig to firm ground, compact a "base course" of gravel, set the forms and steel, and pour an "air-entrained concrete" mix made for slabs that freeze. "Control joints" are cut on day one so the slab cracks where we chose.

Repairs

Before a repair is priced we tap the slab for "delamination", the hollow spots where the top has let go, and read whether the trouble is surface wear or a slab that moved. Each one takes a different fix.

The houses here

Homes and Their Walks

The census puts the median build year for houses in town at 1961, so the typical stoop, front walk and driveway here has seen decades of winters, patched or not.

Of the 21,884 homes counted, only 51.1% of the occupied ones are lived in by their owners, so close to half are rented. On a rental the front walk takes daily traffic from tenants who never poured it, and a lifted panel becomes the owner's problem the day someone trips on it.

Ground and Weather Conditions

Outdoor concrete here works against three things, and every slab we pour or repair is built around them.

  • Freeze and thawWater that gets into or under a slab freezes, swells and lifts it, then lets it drop unevenly in the thaw. That is where the heaved panel and the trip lip come from.

  • Road saltDe-icer spread on a walk or a drive eats the surface into "scaling", a pitted, sandy face. A sealer and the right mix slow it down.

  • Standing waterRain that sits against a foundation or under a patio softens the ground and carries the fill away, and a slab left over a hollow sinks. Slope and drainage are set before the pour.

What older slabs ask for

The Fixes Older Property Needs

Each of these has a page of its own with the full detail. Here is how each one plays out on the streets in town.

  • Concrete Repair After a Hard Winter

The thaw is when the damage shows: a step nose chipped off, a walk panel split corner to corner, an old patch lifting at its edges. On the Allingtown side of town as anywhere else, we find what broke the concrete before we fix it, so the repair does not open along the same line next spring.

  • Masonry Contractors for Foundations

A foundation wall with a stair-step crack or mortar falling out of its joints needs a mason, not a slab crew. On a house in New Halville or the streets beside it, that means cracked block cut out and replaced, joints raked and repointed, and the wall closed up against water before it gets worse.

  • Concrete Leveling for Uneven Patios

A back patio that has dropped at one corner is sitting over a hollow where the fill washed out or packed down. Near Sea Bluff or anywhere else, we raise it by pumping material underneath, "slabjacking", which can cost about half as much as replacing it and leaves the yard around it intact.
