A new face for an old slab

Concrete Resurfacing in Bridgeport

Concrete resurfacing bonds a new cement top layer to a worn but sound slab, and we do it on patios, walks, driveways and floors on residential and commercial property, homes and businesses alike.

The trade calls that layer an "overlay": a polymer-modified cement mix bonded to the old slab, then finished and sealed. It covers "scaling", the pitted, sandy surface de-icing salt leaves behind, and "spalling", where the top chips and flakes away, without breaking out the concrete underneath.

Before we quote an overlay

Is the Slab a Candidate

An overlay suits a slab that is structurally sound with damage only at the surface, because it keeps the old slope and any active crack shows back through it.

So we look at the slab before we talk about finishes. A new top layer is only as good as the concrete it is bonded to, and nothing laid on top changes how the slab under it sits or moves.

Not sure which list your slab belongs on? That is the first thing the free estimate settles.

Resurface it

The damage is skin-deep

  • The surface is scaled, pitted or flaking, but the slab under it is solid.
  • Spalled patches and worn spots sit on top of concrete that is sound.
  • The slab sits where it should, and water already runs off it the right way.

Fix it first

The problem runs below the surface

  • Water pools or runs toward the house: an overlay keeps the existing slope and does not correct drainage.
  • Cracks are still moving: an active crack will "telegraph", showing back through the new layer within a year or two.
  • The slab has sunk, heaved or broken through: a top layer follows it wherever it goes.

From bare slab to sealed

How an Overlay Goes On

An overlay goes on in five steps, and the first three are all preparation: the old slab is cleaned, roughened and primed before any new cement touches it.

The International Concrete Repair Institute publishes the guidelines the trade works to on evaluating worn concrete and preparing its surface.

  1. Clean the slab

Oil, dirt and loose material come off first. The pressure washer runs at the right pressure in controlled passes, so it cleans the slab without etching lines into it.

  2. Profile the surface

The slab is ground or shot-blasted to the roughness the overlay's thickness calls for. Acid etching is no substitute for that mechanical profile on an outdoor slab.

  3. Prime with a bonding agent

A primer coat of bonding agent goes onto the freshly prepped surface, so the new layer grips the old one.

  4. Lay the overlay, joints matched

The polymer-modified cement overlay is spread and troweled out, and its joints are lined up with the "control joints" in the slab underneath, where the old slab already moves.

  5. Finish and seal

The surface gets its finish, textured outdoors for grip, and a sealer goes on over it to close the job.

How Concrete Resurfacing Is Priced

Concrete resurfacing in Bridgeport typically runs $2 to $2.50 per square foot, and where your slab lands depends on the size of the job, access, the materials and the preparation it needs.

Most of a resurfacing price is the preparation, not the overlay material, so a slab that needs more cleaning, grinding or patching before the first coat costs more than one that is ready for it.

  • Size of the jobHow many square feet are resurfaced, and whether it is one slab or several.
  • AccessHow close the grinder, the mixer and the materials can get to the slab.
  • MaterialsA plain cement overlay, a decorative finish and a coating system are priced differently.
  • PreparationCleaning, grinding or shot-blasting, and any patching the slab needs before it is primed.

Garage floors and pool decks

Two more worn surfaces a new top layer can renew, and what goes on each.

Garage Floor Coating

A garage floor coating is an epoxy, polyurea or polyaspartic system put down on the prepared slab, often with decorative flakes under a UV-stable topcoat.

  • Epoxy
  • Polyurea
  • Polyaspartic

Which system suits a floor depends on the project and the site, and some branded systems, RevaFlex among them, are put down only by authorized installers.

Pool Deck Resurfacing

A worn pool deck can take a bonded overlay with a slip-resistant finish instead of being torn out and poured again.

A pool deck is "flatwork" like any patio, and the same rule holds: the deck has to be sound under its worn surface, and it keeps the slope it has now. The finish is picked for grip under wet bare feet, a textured surface rather than a smooth trowel.

Same prep, same bonding agent, same overlay as a patio.
