How the work gets done

Local Concrete Contractors

From the Lockwood–Mathews Mansion outward, the streets are lined with driveways, walks and steps poured decades apart, and you can read their ages in the cracks and the sunken corners.

We take residential and commercial concrete work, new pours and repairs alike, and every job starts with a free look at the site.

New concrete

The old slab and the topsoil come out, and a compacted gravel "base course" goes in at the depth the dig calls for. Outdoor slabs are poured in "air-entrained concrete", the freeze-resistant mix, given a broom finish for grip, and the "control joints" are saw-cut the first day to about a quarter of the slab's depth, so cracks form where they are planned.

Repair

A slab that is still sound underneath is fixed in place: cracks filled, a sunken section raised, a worn top resurfaced. One that has broken up or lost its base is cut out and poured new, because an "overlay" only holds on sound concrete.

The houses in town

Homes Built Over the Decades

Half the homes in town were built in 1967 or earlier, by the census count, and the rest went up in the years since, so one street can hold concrete of very different ages.

Whether the house sits on the shore at Rowayton or up in Cranbury, our first two questions are the same: how old is the concrete, and what has it been sitting on all these winters.

What Winter Does to Concrete

Winter does most of the damage, once water has soaked into the concrete and the ground under it.

  • HeavingFrozen ground swells and lifts a panel, then lets it down unevenly in the thaw, leaving a lip to trip on.
  • "Scaling", the flakingDe-icing salt is the usual cause: the top layer pits and flakes until the surface feels sandy.
  • "Spalling", the chippingPieces of the surface break away, often along edges and around cracks where water has been getting in.

Repair, masonry, leveling

Fixing What the Years Leave Behind

Three kinds of work keep an older property's concrete and brick in shape, and each one has its own page.

  • Concrete Repair Before It Spreads

A crack is easiest to fix while the slab around it is still sound, before water freezing in it opens it wider and gets down into the base.

Just over half the homes in town, 55.1 percent, are lived in by their owners, and an owner who has a crack filled this year is not pricing a whole new slab a few winters from now.

  • Masonry Contractors for Older Brick

Houses from the decades when most of the town went up carry brick steps, block foundation walls and chimneys, and on them the mortar usually wears out before the brick does.

Repointing the joints, resetting loose steps and rebuilding a failing run of block keep water out of the wall behind it.

  • Concrete Leveling for Settled Walks

Where water runs close to a house, as it does along the river in Silvermine, rain and snowmelt can wash soil out from under a walk or stoop, and the slab drops into the hollow.

When the slab itself is sound, "slabjacking", which many people call mudjacking, lifts it back level and fills the void, and it can cost about half as much as replacing it.
