Slab lifting and leveling

Concrete Leveling for Sunken Slabs in Bridgeport

A sunken walk, driveway, patio or step that is still sound can be lifted back to level through small drilled holes, and lifting can cost about half as much as replacing it.

Monday to Friday, 8 am to 4:30 pm. Calls outside those hours go to voicemail and we return them the next working morning.

Sunk, not broken

Concrete Leveling in Bridgeport

We lift sunken walks, driveways, patios and steps back to level on residential and commercial properties across the city, without tearing them out.

Raising a settled slab can cost about half as much as replacing it. It also does far less damage to the lawn and plantings around it, and the walk or driveway is out of use for less time than a tear-out and a new pour.

Foam versus slurry

Foam Lifting and Mudjacking

Foam lifting injects high-density polyurethane that cures in minutes and adds almost no weight, while mudjacking pumps a heavier slurry of sand and Portland cement under the slab.

The two ways a slab is lifted.

  • Cures in minutes

    Polyurethane foam lifting

Often called "polyjacking": high-density polyurethane foam is injected to fill the voids and push the slab back up.

    Under the slab
    High-density polyurethane foam
    Weight added
Almost none, so the soil carries no new load
    Holes
    Smaller than mudjacking needs
    Price per job
    Higher than mudjacking

PolyLevel is one foam injection system built for lifting concrete, and HMI is one maker of lifting foam.

  • Mudjacking

Part of what the trade calls "slabjacking", the umbrella name for raising a sunken slab by pumping material under it.

    Under the slab
    Sand and Portland cement slurry
    Weight added
Heavier fill sitting on the same soil
    Holes
    Larger than foam needs
    Price per job
    Lower than foam

A poor choice when the slab is badly deteriorated or the soil under it is still settling.

How a Slab Is Lifted

Small holes are drilled through the slab, material is injected underneath until the slab rises, and then the holes are patched and the area cleaned.

  1. We look at it first

We come out for a free, no-obligation estimate, check that the slab is sound enough to lift, and quote the whole job before we start.

  2. Small holes are drilled

A few small holes go through the sunken section, down to the hollow spots underneath.

  3. The slab rises

Foam or slurry is injected under the slab, filling the voids, until it comes back up level with the concrete beside it.

  4. Patched and cleaned up

Each hole is filled flush with the surface of the slab, and we clean up before we leave.

How Concrete Leveling Is Priced

Concrete leveling in Bridgeport typically runs $500 to $1,500 a slab, and the price for yours is set by the size of the job, access, the material and the preparation it needs.

What sets the price

  • The void underneathLeveling is priced by the size of the hollow under the slab, not by the slab's square footage.
  • AccessHow easily the hose and the rig reach the sunken section.
  • The materialFoam costs more per job than mudjacking slurry.
  • PreparationThe drilling, the patching and anything that has to be fixed first.

These are typical ranges, not a quote. We quote the whole job before we start, with no surprise charges after.

When a Slab Cannot Be Lifted

A slab has to be structurally sound to lift, so some sunken concrete calls for a different repair.

  • Badly cracked slabsA slab broken into pieces may be too damaged to lift and is better replaced.
  • Soil still settlingMudjacking is a poor choice while the subsoil is still moving or the slab is badly deteriorated.
  • Gravel, blacktop and paversNone of them can be lifted; they have to be replaced or re-laid.

Judging whether old concrete is sound enough to repair is the kind of evaluation the International Concrete Repair Institute writes its guidelines and training for, and it is the first thing we check on the estimate.

Why Slabs Sink

Slabs sink when the soil under them settles or washes out, and an underground plumbing leak is a cause that often gets missed.

Replacing the slab does not fix that soil, so a new pour over the same ground can settle the same way. "Void filling", packing the hollow spots under the slab, is what stops it sinking further, and a leaking pipe gets fixed before anything is lifted.
