Concrete Contractors Close to Home

Winter sets the calendar for concrete here. The weather records count 133 days below freezing, so when a job happens matters as much as how it is built.

New work and repair follow the same rules on residential and commercial properties alike. Outdoor slabs go down as "air-entrained concrete", a winter-grade mix full of tiny air pockets that give freezing water somewhere to go, poured over a compacted base that drains. Joints are cut where cracks should form and sealed along with the surface, and a repair starts by finding out why the old concrete failed, so the fix holds through the next winter.

How a year of concrete runs here

  • SpringWe walk what winter left behind: new cracks, a flaking surface, a step that dropped.
  • The warm monthsNew pours and full replacements, on thawed ground with weeks of mild weather to cure.
  • FallJoints and surfaces sealed, so less water soaks in before the cold arrives.
  • WinterSand for grip on new concrete, not salt, which eats at the surface.

The Housing Here

Homes here run from Shippan and Shippan Point out on the water to Glenbrook and Springdale, and the streets of The Cove beside Cove Island Park.

The census counts 57,958 housing units in town, and the median one was built in 1972, so a great many driveways, walks and front steps have already been through decades of winters. Fewer than half are lived in by their owners, and we quote a landlord or a property manager the way we quote a homeowner: the whole job, in writing, before we start.

What the cold does

Winters and the Ground

Water is what winter turns against concrete: it soaks into the slab and the soil under it, freezes, swells and thaws again, cycle after cycle, until something gives.

  • In the surface

Water frozen in the top of a slab pops it loose as "scaling", a flaking, sandy surface, and de-icing salt speeds it along. A mix made for freezing holds up far longer.

  • Under the slab

Wet soil lifts as it freezes and lets the slab down unevenly as it thaws. Gravel packed firm, with a way out for the water, is what keeps a driveway flat.

  • At the joints

An open joint or crack is a channel straight down to the base. Sealed, it keeps rain and meltwater on top, where it runs off instead of in.

The calls we get from town

Most jobs here start with one of these, and each one has its own page with the detail of how we do it.

  • When Concrete Repair Is the Answer

Repair is the answer when the slab underneath is still sound and only the surface or an edge has failed. Salt spread on walks and drives through the winter is behind most of the "spalling" and chipped edges we see, so a concrete repair here rebuilds what broke and seals it, and we suggest sand from then on.

  • Masonry Contractors for Brick and Block

Brick, block and stone need masonry contractors rather than a pour, and in a town with a historic district like Long Ridge Village, older work deserves care that matches it. Mortar joints take in water and freeze just as a slab does, so as masonry contractors we repoint worn joints and rebuild steps, walls and chimneys where they have failed.

  • Concrete Leveling for Sunken Slabs

A walk, step or patio that has dropped in one piece can often be raised back level instead of torn out. Every thaw leaves the soil under a slab softer and looser, and where it settles, concrete leveling by "slabjacking" lifts the slab, pumping material through small drilled holes to fill the empty space beneath.
